Biloxi, Mississippi: beach, Back Bay and Keesler
Biloxi is the center of the Mississippi Gulf Coast, a beach city of about 50,000 people with Keesler Air Force Base two blocks off the sand, Casino Row on the Point, and the Back Bay, bayous and rivers behind it. Better Homes and Gardens Real Estate Expect Realty is ten minutes away in D'Iberville, and our agents sell in Biloxi every month: historic cottages on the Point, beachfront condos, Keesler-side ranches and the new subdivisions in Woolmarket and Cedar Lake.
Below: Bryan's relocation video, the three parts of Biloxi, what to know about waterfront here, current listings and schools.
What to expect when you relocate to Biloxi
Bryan David, broker and owner, on hurricanes, alligators, the man-made beach and why Biloxi is pronounced the way it is. Seven minutes.
- Dead center of the Coast: 45 minutes to Mobile, an hour and fifteen to New Orleans, two hours to the Florida Panhandle.
- Keesler Air Force Base sits two blocks off the beach in the middle of town. It is home to the 81st Training Wing and the Hurricane Hunters, and it has been bringing families here for nearly a century.
- The beach is man-made and the water is brown, not turquoise, because the barrier islands are ten miles out and the bottom is Mississippi River mud. The fishing is better for it.
- Casino Row on the Point was once seafood canneries; Biloxi called itself the seafood capital of the world a hundred years ago.
- The Cajun and Vietnamese kitchens are the ones locals send visitors to. Order the pho.
- I-110 drops you from I-10 to the beach in five minutes. Most of the city is a drive, not a walk.
- Camille in 1969 and Katrina in 2005 both came ashore here. Elevation, flood zone and roof age decide your insurance bill, so we check all three before you offer.
There are three Biloxis. Pick yours first.
East Biloxi and the Point
Casino Row, the downtown around Howard Avenue and the Vieux Marche, the shrimp boats and the Biloxi Lighthouse. Historic cottages and raised post-Katrina rebuilds sit a few blocks apart, and the condo towers along Beach Boulevard have the views.
West Biloxi and Keesler
The neighborhoods between Pass Road and the beach: Edgewater, the streets around Keesler's gates, the beachfront homes on the north side of Highway 90. Mid-century ranches, some of the Coast's most convenient commutes, and a lot of VA-financed sales.
Woolmarket, Cedar Lake and North Biloxi
Where the new construction is. Subdivisions off Popp's Ferry, Cedar Lake Road and Highway 67, most of it in Zone X, with D.R. Horton, DSLD and Meritage all building. Ten minutes to I-10 and the Promenade, fifteen to the beach.
Not sure which one? Tell us the commute and the budget and we will drive you through all three in an afternoon.
Biloxi has five kinds of waterfront. Only some of it is deep water.
Beachfront on the Sound, bay front on Back Bay, canal lots off the bay, bayou and river frontage up the Tchoutacabouffa and Biloxi rivers. Each one carries a different flood zone, a different insurance bill and a different answer to the question that matters most to boaters: can you actually get out at low tide?
- Depth and access. We ask for the channel depth, the bridge heights between the dock and open water, and whether the bulkhead and pier are permitted.
- Flood zone. VE on the beach, AE on most of the bay, and the elevation certificate tells you where the slab sits against base flood elevation.
- Wind and roof. The homeowners quote on a waterfront house in Biloxi can swing by thousands based on the roof, the shutters and the year it was built. We get the quote during your inspection period, not after.
Don't buy waterfront property in Biloxi unless you have asked these questions. Six minutes.
Biloxi beach at sunset. The piers along Highway 90 are where locals wade-fish for speckled trout and redfish.

Biloxi listings compete with new construction north of the bay and condos along the beach, so pricing from the right comparable sales matters more here than almost anywhere on the Coast. Our office is ten minutes away in D'Iberville and our agents sell in Biloxi every month.
