Gulfport
Gulfport, Mississippi: the Coast's biggest market, north and south of I-10
Gulfport is the second-largest city in Mississippi, home to the state port, the Navy's Seabee base, Memorial Hospital and the busiest retail corridor on the Coast. It also has more homes for sale than any other city here, from beachfront on Highway 90 to new construction in Orange Grove and Lyman. Better Homes and Gardens Real Estate Expect Realty agents close in Gulfport every month and know which side of I-10 fits which buyer.
Below: the north-south split, Bryan's video tour, the employers, what we check before you offer, drive times, listings and schools.
Interstate 10 splits the city in two, and they are two different markets.
Gulfport is the second-largest city in Mississippi and the one with the most homes for sale on the Coast. Highway 49 runs north from the port to Hattiesburg and I-10 runs east to west across it; where you land on that grid decides your commute, your flood zone and what your dollar buys.
Newer, higher, more house for the money
The subdivisions along Highway 49, Orange Grove, Lyman and out toward Saucier. Most of the city's new construction is here, most of it sits in Zone X, and the retail hub at I-10 and 49 (Walmart, Sam's, Crossroads, the Premium Outlets) is minutes away.
- Florence GardensA 450-acre planned community in North Gulfport with a large lake, its own school and homes from cottages to estates. Elliott Homes still building.
- Orange Grove and LymanEstablished 1990s and 2000s subdivisions plus new D.R. Horton, DSLD and Meritage phases. Where most first-time and VA buyers end up.
- Windance and Robinwood ForestLake communities in East Gulfport; the Biloxi River winds through this side of town.
The beach, downtown and the old neighborhoods
Downtown is one block off the sand: the Mississippi Aquarium, Jones Park and the marina, Half Shell, Chandeleur Brewing. Highway 90 runs the beach with a boardwalk the whole way, and the houses on its north side are some of the most distinctive architecture on the Coast.
- Beach BoulevardBeachfront homes with Gulf views, mostly raised and rebuilt since 2005. Zone VE; insurance and elevation drive the price.
- Bayou View and Bernard BayouBrackish-water frontage with docks and lifts, good fishing from the pier, and Gulfport's most established streets under live oaks.
- Downtown and West GulfportBungalows and mid-century homes within a bike ride of downtown and the Navy base, and the city's most attainable prices.

What we check on a Gulfport house
| Check | Why it matters in Gulfport |
|---|---|
| Flood zone | South of the tracks can be AE or VE; most of North Gulfport is X. The zone decides whether flood insurance is required and what it costs. |
| Elevation certificate | Two houses on the same street can carry very different premiums depending on where the slab sits against base flood elevation. |
| Roof and wind mitigation | Roof age, straps and shutters move the homeowners quote more than anything else on the Coast. |
| Termite bond | Formosan termites are established in Harrison County. We ask for the bond and order a wood-destroying-insect inspection on every purchase. |
| Drainage | A Gulfport summer rain is measured in inches per hour. We look at where the lot sends water and whether the street ponds. |
Drive times from downtown Gulfport
| To | About |
|---|---|
| Keesler Air Force Base, Biloxi | 20 minutes on Highway 90 or I-10 |
| Gulfport-Biloxi International Airport | 10 minutes |
| Ocean Springs downtown | 30 minutes |

| New Orleans | About 75 minutes |

Times are typical off-peak drives; Highway 49 at I-10 is the one interchange that backs up at 5 p.m.
